Can I get a business loan after my bank said no?
Often, yes. Banks decline on policy, and plenty of workable files fall outside it. Specialist and private lenders assess ATO debt, defaults, a past bankruptcy, late lodgements, complex structures and unusual security case by case.
Does enquiring affect my credit score?
No. There's no credit check when you first enquire. A credit check only happens later, if you decide to proceed with a specific lender.
Will my details be passed to lots of lenders?
No. We don't spray enquiries around or sell leads. One team reads your enquiry, and your file only goes to a lender that suits it once you've agreed.
How much can I borrow?
Property-secured business loans range from $20,000 to $5,000,000, as first mortgages, second mortgages or caveat loans over residential or commercial property. Unsecured, cash-flow and line-of-credit options for trading businesses typically run from $5,000 to $500,000, sized on turnover and bank statements.
What do your loans cost?
Every loan is priced on the individual file: the security, the credit history, the amount, the term and the plan to repay. We don't publish rates because a published number would mislead most readers. You'll see the full cost in writing before you commit.
Can a loan pay off our ATO debt?
Yes. Paying tax arrears is one of the most common reasons owners come to us. With property-secured loans, the ATO is commonly paid directly at settlement.
We have defaults on our credit file. Is that a deal-breaker?
Not usually. Paid defaults, defaults with a clear explanation and older defaults are weighed case by case, and property security can outweigh them. Make sure every listing is accurate, because errors can be corrected for free.
I was bankrupt in the past. Can I still borrow for my business?
Once discharged, yes, it's possible. You can be a company director again after discharge, and lenders focus on your conduct and trading since. An undischarged bankruptcy limits options significantly until discharge.
Our tax returns and BAS are behind. Can you still help?
Often. Property-secured lenders can assess without up-to-date financials, leaning on the security and your repayment plan. Catching up on lodgements, even before the tax is paid, makes every future application stronger.
Our business runs through a trust. Is that a problem?
No. Trusts are common. The lender needs to see the trust deed to confirm the trustee can borrow and give security, and will usually ask the directors of a corporate trustee to guarantee.
Can we use property owned by a related entity or a family member?
Sometimes. The owner would provide the property as security and usually guarantee the loan. It's a serious commitment for them, so everyone involved should understand it and get their own advice.
Do you lend on vacant land or rural property?
Specialist lenders can consider land, rural blocks and specialised commercial property, valuing each on its merits. How much they'll lend against it depends on the property and the location.
Do I need to be trading for a certain time?
Property-secured lending leans on the security more than trading history, so newer businesses can be considered. Unsecured options are sized on bank statements, so more trading history opens more doors.
Do you help with home loans or personal debt?
No. We only arrange business finance, and funds must be used for business purposes.
Should I go into voluntary administration or restructuring instead?
That's a decision for you and your advisers. If the business trades profitably and there's equity or cash flow to work with, it's worth understanding your funding options first, while you still control the company.
