We start where the bank's checklist stops

Difficult Business Loans helps Australian business owners the bank has declined, including those with ATO debt, defaults, a past bankruptcy, complex trust or company structures or unusual security, find business funding that fits. Property-secured and unsecured options, business purposes only.

Who we help

Most of the owners who contact us have already heard "no" at least once. Some are dealing with tax arrears after a rough couple of years. Some have a default from a supplier dispute, a court judgment they've since paid, or a bankruptcy that ended years ago but still follows them around. Others run strong, growing businesses through a family trust, a corporate trustee and a property company, and simply couldn't make a bank's form fit.

What they have in common is a business worth backing and a file that needs someone to read it properly. That's our job.

Why "difficult"?

Because we'd rather name the situation honestly than dress it up. A difficult file isn't a bad business. It's usually a business with one or two things a bank's scorecard can't weigh: an ATO balance, an old default, late lodgements, unusual security or a structure with more than one entity. Specialist and private lenders weigh those things differently, and we know which ones do.

Our view on business debt trouble

A lot of the help you'll find online for business debt is written by firms that step in once a company goes into administration or liquidation. Those processes have their place. But when a business still trades and there's equity or steady cash flow to work with, being funded through the rough patch keeps you in control of your own company. We think owners deserve to see that option clearly before they sign anything. You'll find the routes in our way-out guides.

What we arrange

  • Property-secured business loans from $20,000 to $5,000,000 — first mortgages, second mortgages and caveat loans over residential or commercial property.
  • Unsecured, cash-flow and line-of-credit options for trading businesses, typically $5,000 to $500,000, sized on turnover and bank statements.
  • Bad credit, defaults, past bankruptcy and ATO debt considered case by case.
  • Business purposes only. We don't arrange home loans or personal borrowing.

The promises we keep

No credit check to ask

Finding out where you stand doesn't touch your credit file. A credit check only comes up once you choose to go ahead.

Not sprayed around

Your enquiry isn't auctioned off to a list of lenders. One team reads it and works out the lender that genuinely fits your file.

A real person on your file

Someone who deals with difficult files every day calls you. Honest, accurate answers on the form mean the right match first time.

How we work

You tell us what's going on in a 60-second enquiry. A lending specialist reads it, calls you, and asks the questions a good lender would ask anyway. If there's a sensible way forward, we take your file to the lender whose rules suit it and explain what it will take, what it costs and how you'll repay it. If there isn't, we'll say so plainly. The more accurately you fill in the form, the better that first conversation goes. See the steps in detail, or start your enquiry.

Declined once. Let's see what's possible now.

A 60-second enquiry with no credit check when you first enquire. A real person reads the whole story, including the awkward parts, and calls you with options that fit. Your details stay with us, not a lender list.
